LIONHEART’S VACANT STAGING PROCESS
1) REQUEST A STAGING QUOTE: Contact Lionheart via phone, email, or our website’s Quote Form to request a staging quote for your listing.
2) PREVIEW THE PROPERTY: Your property will be previewed either through detailed online photos or in person to gather all the factors that go into a staging quote.
3) RECEIVE A QUOTE: You should receive a personalized staging quote within 48 hours of previewing with instructions on how to schedule staging with Lionheart.
4) SUBMIT YOUR ORDER FORM: Our online Vacant Staging Oder Form makes the ordering process easy and secure. Once your form has been submitted into our system, a staging date will be set, and the preparations will begin for your property. You will receive an email confirmation of the staging details.
5) STAGING INSTALL: On the staging date, the Lionheart Team will arrive to your home, efficiently set up the stage, and leave your property photo-ready.

LIONHEART’S PROFESSIONAL CONSULTATIONS
Lionheart offers a variety of professional consultations with personalized guidance based upon your time-line, budget, and target demographic. Our amazing staging consultants will guide you, using your current furniture, art, and accessories to beautifully and effectively highlight the strong selling points in your home.
Each Lionheart Staging Consultant has specific training in home staging techniques and Interior Design Rules. They understand how to use furniture, art, and accessories effectively to create an ideal living environment for buyers.

Lionheart’s Consultants will provide guidance for:
1) PAINT COLORS: Selecting the correct color palette for your walls sets the tone of the overall space.
2) MATERIALS UPGRADE: If needed, recommendations for new materials, such as flooring, light fixtures, counter tops, etc. are given during the consultation. Not all homes need upgrading, but a professionally-trained consultant will know where the updates will give you the maximum return-on-investment.
3) FURNITURE ARRANGEMENT: Furniture placement sets the structure of the room. How you present your room for living may be drastically different than how you present it for selling. Our Staging Consultants will guide you how to best showcase each living space in your home.
4) ART & SMALL DECOR PLACEMENT: Proper art placement highlights focal points in your home, while small decorative accessories help to set the atmosphere. You will be instructed how and where to place these items, so your listing will show like a professionally-staged model home.
5) CURB APPEAL: Suggestions regarding exterior presentation and outdoor living spaces will be addressed

IN-HOME STAGING CONSULTATIONS ($250 in-metro, $350 out-metro)
Lionheart’s In-Home Staging Consultation is a verbal evaluation of the property for up to two hours. You may be left with our consultant’s notes (written or electronic) which may include a prioritized list with applicable sketches so your time in preparing your house is used wisely. Check our Consultation Order Form for cities designated as in/out metro.
LIVE STREAMING (virtual) STAGING CONSULTATIONS ($200)
For a no-contact consultation solution or sellers who live outside of our service area, Lionheart offers Live Streaming (virtual) Staging Consultations. Connect with Lionheart’s professional via Facetime, Skype, Duo, or Zoom, and virtualLY walk through your home. Our highly-trained consultant will give you personalized advice for up to two hours.
HIGH FIVE PHOTO CONSULTATIONS ($100)
*NEW SERVICE* Lionheart now offers the most cost-effective staging solution for our clients! Submit five photos (one from each room): living room, dining room, kitchen, master bedroom, and bathroom. Within 2 business days, a Lionheart Stager will email personalized staging recommendations for those areas.
IN-HOME REDESIGN CONSULTATIONS ($250 in-metro, $350 out-metro)
If you want your home to look like a model without having to sell it, you can select Lionheart’s Redesign Consultation. Our professional consultants will apply the same staging techniques and Interior Design rules; however, more focus will be given to the function of your space.
You can use all of your existing furnishings, or a Lionheart Consultant can direct you to online and retail stores to find new items for a fresh look. Follow-up appointments and a Personalized Shopping Service is also available for an hourly fee.
Lionheart’s Re-Design Consultation is a verbal evaluation of the property for up to two hours. You may be given our consultant’s notes (written or electronic) which include suggestions for new purchases and applicable sketches of where and how your existing items should be used.
On-Site VACANT CONSULTATIONS ($250 in-metro, $350 out-metro)
A Vacant Consultation focuses on guidance with paint colors and extensive material selections for renovated homes and investment properties.
Our Consultants can devise an overall plan that will give just the right look for your project. Whether you are renovating to live or renovating to sell, our Consultants will help you decide on the look that fits within your budget.
- In-Metro $250: cities within 694/494 loop, as well as Maple Grove, Plymouth, Wayzata, Minnetonka, Eden Prairie, Bloomington, Eagan, Inver Grove Heights, Cottage Grove, Woodbury, Lake Elmo, Mahtomedi, White Bear Lake, Shoreview, Lino Lakes, Circle Pines, Blaine, Coon Rapids, Champlin, Brooklyn Park).
- Out-Metro $350: cities beyond 694/494 loop, such as Corcoran, Medina, Orono, Mound, Shorewood, Chanhassen, Shakopee, Savage, Burnsville, Apple Valley, Rosemount, Hastings, Afton, Lakeland, Hudson, Stillwater, Hugo, Scandia, Forest Lake, Ham Lake, Andover, Ramsey, Rogers.
- An additional travel charge may be applied for cities beyond our Out-Metro area. For properties outside of our service range, we recommend a video consultation.
